Most real estate transactions in Belize are cash sales. That said, there are opportunities with financing available. Most real estate opportunities in Belize with financing available are through seller or vendor financing. Belize does not have the standard bank financing or mortgages people are used to in the US or Canada. If you are wanting to purchase Belize real estate with financing, talk to your agent and find opportunities with financing. Or include the financing terms in the offer/agreement.
In Belize, when you buy land that has a title, the original or certified copies of Belize land documents registered with the Lands Department are issued as proof of ownership. The land title will have either the owner’s name or a corporate entity (like Chapter 250 or IBC). In Belize, for a land transaction to take place proof of ownership is required. The Closing Company and Real Estate agent will request records for the land with the Department of Land and Survey. This office provides information on who the land title is registered to (the owners), whether it is held in a corporation or individual name, and checks if there are any restrictions on the use of the land. They will also ensure there are any liens or encumbrances on the property.
A diamond in the rough, Caye Caulker is a hotspot for backpackers and budget travelers. This tiny island, fringed by mangroves and coconut palms, lies about 24 kilometers south of Ambergris Caye. In 1961, Hurricane Hattie divided the island in two, creating an area called the Split, which is now a small public beach. The area north of the Split is quieter and less developed. Travelers come here to completely chill out. Golf carts and bikes are the main mode of transport on the sandy streets, and the small guesthouses are rustic, but comfortable. Although Caye Caulker lacks the picture-perfect tropical island beaches some may expect, visitors can organize trips out to the reef to swim, dive, and snorkel. The Caye Caulker Mini-Reserve features nature trails with labeled flora and fauna.
Belize attractions and climate makes purchasing a property here a tempting project. Imagine living permanently there… the joy. Many people often ask us why the Platinum Coast (West Coast) & Secret Beach is just beginning to undergo rapid development given its beautiful beaches and sunset views and the story goes back to when the island was first developed. As many of you already know, in a tourism destination the most coveted coast is almost always the West Coast because of the amazing sunsets. The island of Ambergris Caye was however originally developed on the East Coast to accommodate the reef and the fisherman who wanted to get out first thing in the morning to fish. The East coast of Ambergris Caye has been developed leaving the west coast to be forgotten, until now.
